- Ensure the efficient daily operations of the property by maintaining equipment availability, minimizing downtime, and conducting regular inspections of the site and all operational systems.
- Monitor and record utilities consumption such as electricity, water, and diesel fuel to ensure usage remains within the approved budget.
- Address tenant concerns and service requests promptly, ensuring safety, cleanliness, order, and compliance with property house rules and regulations.
- Develop and implement preventive maintenance programs for all building machinery and equipment, ensuring proper maintenance schedules, operational reliability, and timely renewal of permits and service contracts.
- Oversee and manage third-party vendors and contractors by establishing service level agreements (SLAs), monitoring key performance indicators (KPIs), and evaluating service performance.
- Implement and maintain fire safety standards and procedures, including preventive maintenance for fire protection and alarm systems, regular safety inspections, and coordination with security and maintenance teams.
- Develop and implement energy management programs to optimize utility consumption, monitor compliance with energy guidelines, and identify cost-saving opportunities for the property.
- Monitor building construction activities and tenant fit-out projects, ensuring compliance with technical specifications, approved plans, construction guidelines, and required government permits.
- Ensure compliance with all government permits, licenses, and regulatory requirements while maintaining organized documentation and ISO-standard records.
- Prepare technical and operational reports and ensure the availability of necessary materials and supplies required for property operations.
- Lead and manage the property management and technical teams through regular coordination meetings, performance monitoring, coaching, and ensuring effective communication across teams.
- Oversee financial aspects of operations, including monitoring operational and capital expenditures and ensuring efficient management of utility costs.
- Maintain strong relationships with landlords, tenants, and stakeholders through regular meetings, service feedback, and customer satisfaction initiatives.
- Identify opportunities to improve operational processes and enhance the overall efficiency and quality of asset management services.
- Participate in company meetings, trainings, seminars, and other activities to support professional development and organizational goals.
- Bachelor’s/College Degree in Electrical/Mechanical Engineering, Professional License (Passed Board/Professional License Exam)
- Possess a strong understanding of engineering principles, including structural, mechanical, electrical, and plumbing systems used in building operations and maintenance.
- Demonstrate knowledge of local and international building codes and regulations to ensure compliance, safety, and proper implementation of standards.
- Apply project management skills to effectively manage time, budgets, and resources for successful project completion.
- Utilize technical expertise in systems such as electrical, HVAC, and plumbing depending on operational requirements.
- Apply analytical thinking and problem-solving skills to identify issues, evaluate solutions, and address challenges during building design, construction, and maintenance.
- Maintain strong attention to detail to ensure accuracy and precision in plans, processes, and technical documentation.
- Communicate effectively with architects, contractors, clients, and other stakeholders to support project coordination and operations.
- Demonstrate strong interpersonal and teamwork skills to build positive working relationships and collaborate effectively with multidisciplinary teams.
- At least 1 year of work experience in the property management industry.
- Willing to work on site.
- Amenable to work six (6) days a week.
