- Ensure equipment functionality, minimal downtime, and compliance with house rules.
- Monitor utilities, inspect property, and promptly address tenant concerns.
- Maintain cleanliness, order, and security across all property areas.
- Implement preventive maintenance programs for all machinery and equipment.
- Oversee vendor performance, set SLAs/KPIs, and ensure compliance with maintenance contracts.
- Enforce fire safety procedures, inspections, and maintenance of fire protection systems.
- Support energy management initiatives and track cost savings.
- Supervise construction, fit-out works, and ensure compliance with design and permit requirements.
- Keep all permits, documents, and technical reports updated and ISO-compliant.
- Manage inventory and ensure material availability for operations.
- Lead and coach technical and maintenance teams; ensure efficient communication and coordination.
- Monitor expenses and utility consumption; assist in OPEX and CAPEX management.
- Maintain strong relationships with landlords, tenants, and stakeholders to ensure quality service.
- Recommend operational and technical process improvements.
- Participate in company meetings, training, and professional development activities.
- Bachelor’s/College Degree in Electrical/Mechanical Engineering,
- Professional License (Passed Board/Professional License Exam)
- Understand engineering principles, including structural, mechanical, electrical, and plumbing systems.
- Apply knowledge of local and international building codes for safety and compliance.
- Manage projects effectively, including time, budget, and resources.
- Possess technical expertise in electrical, HVAC, and plumbing systems.
- Analyze and solve complex technical issues with attention to detail.
- Communicate clearly with architects, contractors, clients, and stakeholders.
- Build strong professional relationships and collaborate effectively in teams.
- At least 1 year of work experience in the property management industry.
- Willing to work on site.
- Amenable to work six (6) days a week.
